Chippewa County is located in the U.S. state of Minnesota. The county was formed in 1870 and named after Chippewa River, a river that flows through Minnesota. The county seat is Montevideo. According to the U.S. Census Bureau of 2013, the county has a population of approximately 12,093 people. According to the U.S. Census Bureau, the county has a total area of 588 square miles of which 581 square miles is land and 6.7 square miles is water. Chippewa County borders the following counties: Swift County to the north; Kandiyohi County to the northeast; Renville County to the southeast; Yellow Medicine County to the southwest and Lac qui Parle County to the west. Chippewa County Recorder’s Office Information

The County Recorder is the custodian of all records of the Chippewa County pertaining to property title and transfers. All records in the office date back to the 1870’s. Records include various forms of deeds, mortgage, liens, satisfactions, documents pertaining to real property, federal/state tax liens, federal judgments, court judgments, UCC’s (uniform commercial code) that pertains to personal property, birth/death certificate, marriage licenses and ministerial credentials and military discharges. A document must meet certain requirements before it can be recorded, otherwise, the documents are returned to the sender for correction. When documents have been returned, the recording is completed and the instruments returned to the proper person. In Chippewa County, the Recorder is also the Abstracter. The Abstracter compiles abstracts of title, records of all transfers, mortgage and other documents pertaining to land.

Chippewa County Assessor’s Office Information

The Assessor’s Office directs, plans and supervises the appraisal and recording of all property assessments in Chippewa County according to Minnesota Statutes and the directives of the Commissioners of Revenue in order to provide an equitable and efficient system of property appraisal for tax purposes. The law specifically requires that an appraiser will view the property and record property characteristics that would affect the market value, such as age, size, etc after every five years. The market value should be 90% – 105% of the existing open market value of the property.
