Franklin County, Massachusetts

Franklin County is a nongovernmental county located in the state of Massachusetts. The county was formed from the northern third of Hampshire County on June 24, 1811, and named after Benjamin Franklin. Its largest community and traditional county seat is Greenfield. According to the U.S. Census Bureau, the county has a population of approximately 71,372 people, making it the least-populous county on the Massachusetts mainland, and the third-least populous county in the state. It has a total area of 725 square miles, of which 25 square miles is water and 699 square miles is land. Franklin County borders the following counties: Windham County, Vermont, to the north; Cheshire County, New Hampshire, to the northeast; Worcester County to the east; Hampshire County to the south; and Berkshire County to the west.

The Franklin County Registry of Deeds is basically a “land library”; the office is responsible for recording and maintaining documents relating to property in the county.  Some of the records maintained by the office include but are not limited to deeds, mortgages, assignments of mortgage, modifications, releases/satisfactions, lis pendens, liens, judgments, UCCs, and plats. Records maintained by the Registry of Deeds are open to the public and can be accessed by doing a background check online or in person by visiting the Registry of Deeds office.

You can perform a search for your deed by visiting the Franklin County Registry of Deeds Website. The Registry indexes names as either Grantee (buyer) or Grantor (seller). When you search for records, you will be directed to a book and page reference where you will find the copy of your deed. Records are available online back to 1900.

When searching for records in person, you will be required to present a written request to the Registry of Deeds, with details of the records you are requesting. Records available for public view at the Registry date back to 1787.

The Registry of Vital Records is responsible for storing information related to personal legal records. These include marriage and divorce records, birth and death certificates and military discharges. These documents are available online and can also be requested directly from the office, during normal business hours. These documents are carried over throughout the state and the documents are all available though the same website no matter which county you are looking for within the area.

The Register of Deeds is responsible for all documents related to property within the county of Franklin. These documents relate to both real and personal property and include mortgages, liens, leases and releases. These documents are all considered public records and can be requested at any time and by anyone. They are available online as well as being available by in person request.

Franklin County Court Information

Franklin County court records are considered public record as soon as the case is completed and recorded. The documents can, therefore, be requested by anyone at any time.
