Montgomery County, Maryland

Montgomery County is located in the U.S. state of Maryland. The county was formed on September 6, 1776, from parts of Frederick County and named after Richard Montgomery. The county seat and largest municipality is Rockville. According to the U.S. Census Bureau, the county has a population of approximately 971,777 people, making it the most populous county in Maryland. It has a total area of 507 square miles, of which 16 square miles is water and 491 square miles is land. Montgomery County borders the following counties: Frederick County to the northwest; Carroll County to the northeast; Howard County to the northeast; Prince George’s County to the southeast; Washington, D.C. to the south; Loudoun County, Virginia, to the west; and Fairfax County, Virginia, to the southwest.

The Montgomery County Clerk’s Office was established as an independent keeper of all public records in the county, to maintain their integrity in a safe and impartial manner. The Land Records Department of the clerk’s office handles all matters relating to real estate transactions in the county. The department holds some of the most important records, which date as far back as July, 1777. Some of the records maintained in the department include but are not limited to mortgages, deeds, federal liens, real estate tax liens, discharges, and surveys.

These land records are publicly accessible through the Internet, as well as at the department.  To do a public records search online, you will have to visit the Montgomery County Clerk Website. You can also access public records in person by visiting the clerk’s office during office hours at 50 Maryland Avenue, Rockville, Maryland 20850. Land, financing statements, corporation, liens, condominium plats, and sub-division plats may be viewed at the Land Records Public Information Room. The Land Records Department maintains indices of all instruments, and by using the indices, you can access the instruments that you wish to view. The indices are available from July 3, 1977, to the present.

These records are not considered public and therefore can only be requested by the individuals that they are about. Public records within this office include mortgages, deeds, conveyances and plats.
