Lake County, Florida

Lake County is located in central Florida, north and west of Orlando. Its northeastern border is formed by the St. Johns River. Created in 1887 from parts of Sumter and Orange counties, it was named for its lakes: there are more than 1,400 in the county’s 1,157 square miles, of which almost 19% is covered by water. The population, as of the 2010 census, was 297,052. The county is home to Sugarloaf Mountain, the highest point in the Florida Peninsula at 312 feet above sea level.

The Lake County Clerk of the Circuit Court Recording Division receives and processes all documents required by Florida Law to be recorded as Official Records of Lake County. The documents recorded include but are not limited to notices of commencement, agreements, plats, judgments, liens, powers of attorney, deeds, mortgages, satisfactions, financing statements, and death certificates. Additional functions of the Recording Division are:

  • Records official documents, stores images, and converts images to microfilm for permanent storage
  • Collects documentary and intangible tax due to the Florida Department of Revenue
  • Maintains the images of scanned documents and the microfilm library
  • Processes Tax Certificates and conducts Tax Deed sales.
  • Electronically records documents through a third-party vendor.

The website is informative; apart from accessing public records you can also view the fee schedule applicable when requesting public records. Records are searchable either by name, by Clerk file number or book and page numbers, or an alphabetical index.

The other way to obtain public records is by visiting the county clerk’s office in person. You will be required to download and fill out the Official Records Order Form. While filling out the form, remember to be precise since the fee payable will not be refunded in case the records requested cannot be found.
