Hillsborough County, Florida
Hillsborough County is the fourth most populous county in the state of Florida. It includes the city of Tampa, its county seat. As of 2010, there were 1,229,226 residents living in this region, which lies on the east side of Tampa Bay, midway along the west coast of Florida. It was created in 1832 from parts of Alachua and Monroe counties, and was initially much larger than its current size of 1,266 square miles. Eight other counties were taken from the original area, the latest in 1911.
The Clerk of the Circuit Court Recording Department is responsible for recording, indexing, and archiving all of the documents required by law which create the Official Records of Hillsborough County. In addition to recording documents, the Recording Department also collects money for intangible taxes, documentary stamp taxes, recording fees, and other miscellaneous fees. Between 1846 and 2,000, approximately 25 million documents have been recorded in the Official Records, and new documents are recorded each day. Records maintained by the clerk of the circuit court include but are not limited to deeds, leases, bills of sale, agreements, mortgages, notices or claims of lien, notices of levy, tax warrants, tax executions, and other instruments relating to the encumbrance, transfer, or ownership of or claims against real or personal property, or any interest in it.
Before being recorded, documents are inspected and reviewed to make sure they satisfy the Florida Statute requirements. If they meet the requirements, the date and time of recording, consecutive Clerk’s numbers, and Official Record book and page numbers are printed on the document. Each document is then digitally imaged, and film is created from that image. The original document is returned to the party indicated on the document, and the records are made public.
